約一般初步為期半年至三年，並有權選
擇續租，屆時將重新商討所有條款。有
關租約概不包括或然租金。
27 Commitments
(a) Capital commitments
There was no capital commitments outstanding as at 31
December 2017 not provided for in the financial statements
(2016: HK$504,000). They were mainly in respect of the
hardware and software for the Group for 2016.
(b) Operating leases
The total future minimum lease payments under non-
cancellable operating leases in respect of property rentals are
payable as follows:

The Group leases a number of properties under operating
leases. The leases typically run for an initial period of six
months to three years, with an option to renew the lease when
all terms are renegotiated. None of the leases includes
contingent rentals.
